Six Signs It's Time

Do I Need to Replace My Sewer Lateral?

Your lateral runs from the house to the public main — and in Marin, you own it. Most are clay or cast iron, 50 to 100 years old. Here's when repairing stops paying off.

Invasive Tree Roots

Oak and redwood roots pry into old clay joints. Cut them back and they grow right back.

Cracked or Collapsed Clay Pipe

Aging clay and cast iron crack, sag, and collapse. Patching one spot just delays the next.

A Failed Camera Inspection

The camera shows breaks, bellies, and root masses. Failing end to end? Replace it.

Backups That Keep Coming Back

Snaking the same line every few months isn't a fix. Recurring backups mean it's done.

A Sale or Remodel Requirement

Many Marin districts require a passing lateral before you can sell or remodel.

You've Patched It More Than Once

Two or three repairs on one line? One replacement beats a string of emergencies.

The Modern Method

What Is Trenchless Sewer Replacement?

Trenchless replacement swaps your old lateral for a new one without trenching your yard. We pull a bursting head through the old pipe, shattering it while drawing seamless HDPE into its path.

Two small pits instead of an open trench. New pipe rated 50 to 100 years — and your landscaping, hardscape, and driveway stay put.

1

Inspect & Access

Camera the line, then open two small pits — one at the house, one near the main.

2

Burst & Replace

A bursting head fractures the old pipe and pulls new HDPE into its place.

3

Test & Restore

Test the line, tie in, and backfill the pits. No trench to rebuild.

Two Ways to Replace a Lateral

Traditional Excavation vs. Trenchless.

Both end with a new line. The difference is how much of your property you rebuild afterward.

Your Property, Protected

Less Digging. Even on a Hillside.

Will You Dig Up My Landscaping or Driveway?

Usually not. Two small pits mean gardens, pavers, and driveways stay put — that's the point of going trenchless. If one spot must be dug, we open the smallest area possible and put it back.

Can Trenchless Work on Hillside Properties?

Often it's the better call on a slope. On Marin hillside lots — Mill Valley, Tiburon, the San Rafael ridges — less digging means less risk to retaining walls and terracing. We check the pipe path first, and tell you straight if a section needs digging.

Local Rules

Marin's Sewer Lateral Rules, Explained.

Marin has no single countywide lateral ordinance — your rules depend on the sanitary district that serves your address, and two homes on one block can answer to different agencies. Find out who governs your parcel before you list or remodel.

When a Compliance Certificate Is Usually Required
  • Selling the property (a point-of-sale inspection)
  • A remodel or addition over a set dollar amount
  • Adding a bathroom
  • Nearby sewer-main rehabilitation or road resurfacing
A Few Districts, As Examples

Ross Valley Sanitary District

Certificate required at sale (90 days after close of escrow), on remodels over $75,000, or when adding a bathroom. Grant and loan programs can offset replacement.

Sanitary District No. 5 (Tiburon & Belvedere)

Ordinance 2014-02a triggers a camera inspection at sale, on remodels over $50,000, or from nearby main or road work.

Tamalpais CSD (Tam Valley)

Inspection required once improvements top $40,000 over three years — no final building permit without the certificate.

Sanitary District No. 2 (Corte Madera)

Adds a district-witnessed pressure test before the certificate is issued.

The path is the same everywhere: camera the line, pull the permit, make repairs, pass inspection, get the certificate. Thresholds change by district and year — we confirm your district's current rules and handle the paperwork, so compliance never stalls your sale or remodel.

Common Questions

Straight Answers on Lateral Replacement.

How much does sewer lateral replacement cost in Marin County?
Full replacements run $4,000–$15,000+; spot repairs $1,500–$4,000. Trenchless often costs less once you skip rebuilding a dug-up yard. You get a written quote after the camera inspection.
How long does the job take?
Trenchless is often same-day; larger runs take one to two days. Excavation takes longer for restoration. You get a firm timeline before we start.
Will I lose water or sewer service during the work?
Only during working hours. On multi-day jobs we restore service each evening.
Do I need a permit?
Yes — your sanitary district permits and inspects lateral work. We pull the permit and handle the compliance certificate.
Is trenchless always possible?
Usually. Fully collapsed or badly offset lines can need digging for part of the run — the camera tells us up front.
Does homeowner's insurance cover it?
Depends on the cause — sudden damage sometimes, wear and roots usually not. We document for your claim; some districts offer grant or loan help. Confirm with your insurer.
